We build pool villas in Bali from plot selection to handing over the keys: land and zoning check, design, PBG permit, structure, fit-out, pool and SLF — under one fixed-price bill-of-quantities contract. Written warranty: 5 years on the structure, 12 months on waterproofing and workmanship. Weekly photo reports and a video call from site for owners abroad.

One contract covers land due diligence, design, the PBG permit, structure, fit-out, pool and handover. You deal with one project manager and one bill of quantities — not eight subcontractors blaming each other.

Slots for the next construction season are open — and Bali's weather decides more of your schedule than most owners expect.
Our build calendar for late 2026 and early 2027 is open. We keep one site team on one villa rather than stretching crews across a dozen jobs, so we confirm a limited number of construction starts each quarter, in the order enquiries arrive.
Timing matters here. Reserve a slot now and design begins within weeks, which places foundations, structure and roof inside the April–October dry season — when concrete cures on schedule and crews lose no days to rain. Interior fit-out then runs comfortably through the wetter months toward handover.
Planning a turnkey villa build — or still comparing plots? Tell us your target start date in the booking form below. We will confirm whether a Q4 2026 or Q1 2027 start is realistic for your brief, and hold the slot while you decide. For the numbers, start with the villa cost calculator or our turnkey villa packages; for timing, see how long a villa build takes.
Tell us what stage you're at and where the plot sits — the enquiry arrives in WhatsApp already typed out, and our project team replies with a consultation slot the same working day.
Nothing is locked in — WhatsApp opens with the details drafted for you. Hit send whenever you're ready and we'll confirm the time.
Four things are written into every contract we sign — so you can check them, not just trust them.
A full bill of quantities agreed before we break ground — no open-ended budgets, no surprise add-ons mid-build.
We file the PBG before breaking ground and hand over with the SLF — see our PBG permit service.
5 years on foundations, columns, beams and slabs; 12 months on roof leaks, waterproofing and workmanship.
Photo and budget report every week on WhatsApp, plus a video call from site at foundations, structure, waterproofing and handover.
