Plenty of builds in Bali end with a handshake, a bunch of keys and a folder of nothing. Ours end with a process. Before you ever walk the villa, our own team snags it first and commissions every system — pool, water heaters, air conditioning, pumps. Then we walk it together, room by room, and everything that is not right goes onto a numbered snag list with a photo against each item. Keys are handed over when that list is cleared and signed — and with them a document pack that makes the villa operable, rentable and sellable: permits, certificates, as-built drawings, equipment warranties. After that, a written warranty and scheduled service visits carry you through the first rainy season, which is where construction in Bali is really tested.

What This Service Includes

The Snag Walk

A room-by-room joint inspection against a checklist: finishes, doors and seals, drainage falls, pool equipment, appliances, exterior and roof. Every defect is photographed, numbered and dated — no vague "we'll sort it later".

Defects Cleared Before Keys

The snag list is a gate, not a suggestion. Rectification typically takes one to two weeks, then we re-walk only the listed items. You — or your representative on a video call — sign the cleared list before handover completes.

A Complete Document Pack

PBG building approval and the SLF certificate of function, full as-built drawings (architectural, structural, MEP), equipment manuals and warranties, paint and tile references, supplier contacts and a key inventory.

Warranty in Writing

Five years on the structure and a twelve-month defects period covering leaks, waterproofing and workmanship, with equipment under manufacturer terms. Warranty calls go to the same WhatsApp group you used during the build.

How It Works

  1. Internal pre-handover sweep

    Before you ever see the villa, our QC team snags it first and commissions every system — pool balanced and running, hot water, air conditioning, pumps and drainage — so the joint walk is about details, not discoveries.

  2. Joint snag inspection

    We walk the villa together room by room — on site, or as a guided video call if you are overseas. Every defect is photographed, numbered and dated on a shared list you receive the same day.

  3. Rectification window

    Snags are cleared, typically within one to two weeks, and only the listed items are re-walked. The final stage payment is invoiced only after you sign the cleared list.

  4. Keys and documents

    The handover meeting transfers the key and access-code inventory, the full document pack and the utility accounts — plus a briefing for your villa manager if the property will be rented.

  5. Warranty period and service visits

    Two scheduled service visits in the first year, one timed just before peak rainy season, and a joint end-of-defects inspection at month twelve close out the project properly.

What It Costs

Snagging, the handover pack and first-year service visits are included in the contract price — there is no "handover fee", and the warranty is printed in the construction contract rather than in a brochure. The payment structure protects you at the finish line too: the final stage is invoiced only once the snag list is cleared and signed, so the last money you pay is for a villa that is actually finished. What is a snag list?
The numbered record of every defect found at the joint pre-handover inspection — a chipped tile, a door that catches, a slow drain, paint to touch up. Ours is photographed, dated and signed by both sides, and clearing it is a condition of handover, not an after-sales favour.
Can the handover be done remotely?
Yes. The snag walk runs as a guided video call, the list and photo record are shared the same day, and your appointed representative or villa manager can attend in person. Keys and documents are released only to people you authorise in writing.
What documents are in the handover pack?
PBG building approval and the SLF certificate of function, as-built architectural, structural and MEP drawings, equipment manuals with manufacturer warranty cards registered in your name, paint and tile references, a key inventory and contacts for every major supplier. It is the pack that makes a villa easy to rent, insure or resell.
What does the warranty cover — and for how long?
The structure — foundations, columns, beams and slabs — for five years; roof leaks, waterproofing and workmanship defects for twelve months; pool and MEP equipment under manufacturer terms. Exclusions such as fair wear and unmaintained equipment are listed in the contract, not implied later.
What if a leak appears after I move in?
Message the same WhatsApp group you used during the build. You get a response within one working day and a repair slot; during the defects period the fix is at our cost, and we return after the next heavy rain to prove it held.
