Fit-out is where a Bali villa is won or lost in the eyes of guests — and where cheap shortcuts come back within a year. Tropical humidity warps the wrong timber, lifts the wrong adhesive, rusts the wrong fixings and blackens grout that was never sealed. We finish villas with the materials Bali rewards: solid local hardwoods and properly dried timber for joinery, terrazzo and natural stone for floors and bathrooms, and stainless or treated fixings throughout. Custom kitchens and built-in furniture are made by our joinery team to the design, not bought off a shelf. The result is a villa that looks like the renders on day one and still looks right after two wet seasons.

Custom Joinery

Wardrobes, vanities, built-in beds and feature timber made to the design from properly dried hardwood that will not warp in the humidity.

Terrazzo & Stone

Cast terrazzo, natural stone and tile floors and bathrooms, laid on prepared substrates and sealed so they age well, not badly.

Kitchens & Bathrooms

Full kitchen and bathroom builds — cabinetry, stone tops, plumbing and waterproofing done in the right order so nothing leaks later.

Climate-Smart Finishes

Sealed grout, treated and stainless fixings, ventilated detailing and paint systems chosen for tropical walls — the small choices that decide longevity.

    Waterproofing, screeds, tiling, terrazzo and stonework in the correct sequence.

  3. Joinery & install

    Custom cabinetry and built-ins fabricated and fitted, services connected.

  4. Snag & finish

    Final paint, sealing, cleaning and a snag list closed out before handover.

What It Costs

Fit-out is the most variable part of any villa — finish level swings the budget the most. As a guide, finishing runs USD 200–500 per m² from standard to premium specification. We price it against your chosen materials in the bill of quantities. See the pricing page.
