When design, permits, structure and finishing sit with separate contractors, every delay becomes someone else's fault and the budget drifts. We hold all of it under a single fixed-price contract: you approve a design and a bill of quantities, and the figure on the contract is the figure on the final invoice, barring changes you request. What does 'turnkey' actually include?
Everything from design and PBG permits through structure, electrics, plumbing, interior finishing, the pool and basic landscaping, to a cleaned and tested handover. Furniture and pool equipment beyond the standard package are quoted as optional line items.
Is the price really fixed?
Yes — we work to a signed bill of quantities. The only changes are ones you request, or genuinely unforeseeable ground conditions, both quoted and approved in writing before any extra work happens.
How long does a turnkey villa take?

Can you build if I am overseas the whole time?
Yes — most of our clients are. You get weekly photo and budget reports on WhatsApp and approve milestones remotely. We handle every local supplier, inspection and permit in person.
Do you need me to have land already?
No. If you do not have a plot we start with land sourcing and due diligence; if you do, we move straight to design and the PBG permit.
