Reinforced concrete foundation and structural frame of a Bali villa under construction

Most villa failures in Bali โ€” cracked walls, sinking terraces, leaking basements, slipped retaining structures โ€” trace back to the structure that was hidden by the time the problem appeared. Bali combines genuinely difficult ground conditions: soft and variable soils, a wet season that saturates everything for months, seismic activity, and on the Bukit and around Ubud, steep plots that need serious retaining design. We engineer the structure for the actual site, not a generic template. That means proper soil assessment, correctly sized reinforced-concrete foundations, integral damp-proofing and โ€” where the land slopes โ€” retaining walls designed by a structural engineer rather than guessed at by eye.

What This Service Includes

Soil-Matched Foundations

Footing and slab design based on the plot's real soil and water table โ€” the difference between a villa that stays level and one that cracks in year two.

Reinforced Concrete Frame

Columns, beams and slabs to Indonesian seismic standards, with correct rebar cover so the steel does not corrode in the humidity.

Retaining Walls

Engineered retaining and terracing for hillside and cliff plots in Uluwatu and Ubud, with proper drainage behind every wall.

Damp-Proofing & Drainage

Integral waterproofing, drainage and ground-level detailing so monsoon water runs away from the structure instead of into it.

How It Works

  1. Soil & structural design

Ground assessment and engineered foundation, frame and retaining design for your plot.

  2. Excavation & foundations

Set-out, excavation and reinforced-concrete footings and slab, inspected before pouring.

  3. Frame

Columns, beams and floor slabs cast and cured, with damp-proofing integrated.

  4. Ready for fit-out

A sound, level, waterproofed shell ready for walls, roof and finishing.

What It Costs

Structural and foundation work is part of the turnkey contract and typically represents 30โ€“40% of the build budget, more on steep plots needing significant retaining. Standalone structural packages are quoted by survey. See the pricing page.

Where It Fits in Your Project

The structure carries the fit-out and pool that follow, all under one turnkey contract.

What Owners Ask Us

Why do Bali villas crack?
Almost always foundations โ€” undersized footings on soft soil, no proper soil assessment, or movement from poor drainage. Getting the structure right is far cheaper than chasing cracks for years afterwards.
Can you build on a steep or cliff plot?
Yes โ€” hillside and cliff plots in Uluwatu and Ubud are common for us. They need engineered retaining walls and drainage, which we design and cost from the start.
Is the structure earthquake-rated?
We build reinforced-concrete frames to Indonesian seismic design standards, which is essential in Bali. Reinforcement, cover and connections are detailed by a structural engineer.
How do you stop damp coming up?
Integral damp-proofing in the slab and walls, raised floor levels, and drainage that carries monsoon water away from the building โ€” designed in, not patched later.
Do you do structural work on an existing villa?
Yes โ€” underpinning, retaining repairs and structural additions on existing buildings, after a survey. Send photos and we will assess.
