Every moodboard, floor plan and 3D visualization of your Bali villa is checked against real construction rates while changing it is still a drawing exercise, not demolition. Brief & Site Study

We start with a structured brief — bedrooms, rental or family use, style references, budget ceiling — then study your plot: orientation, access, slope, setbacks and zoning. The concept is shaped by the land and the rules that apply to it, so nothing gets redrawn later to fit reality.

Moodboard & Layout Options

A materials and atmosphere moodboard plus two to three floor plan directions drawn to scale. We narrow to one preferred layout before any 3D work starts, because revisions at plan stage take days — revisions after rendering take weeks.

Photoreal 3D Renders

The approved layout becomes exterior and key interior views — facade, pool terrace, living space, master suite — rendered with the materials we intend to specify, not stock textures. What you see on screen is what the finishing schedule will say.

Indicative Build Estimate

The package closes with a cost check: your concept priced per m² against current Bali construction rates. You learn what the design costs to build while it is still cheap to change — not when the first contractor quote lands.

How It Works

  1. Brief & plot review

    A structured questionnaire plus a call. We review your land certificate, site photos and zoning if you own a plot — or your shortlist if you are still choosing one.

  2. Moodboard & layouts — weeks 1–2

    Materials direction and two to three scaled floor plan options. You pick one; we refine it in a single revision round until the plan is fixed.

  3. 3D modelling & renders — weeks 2–4

    The fixed plan is modelled and rendered: exterior, pool and key interiors. Two revision rounds on the renders are included, which is almost always enough.

  4. Build-cost check

    We price the concept at current Bali rates and flag anything that will strain the budget — an oversized roof span, imported stone, a pool shape that doubles the formwork cost.

  5. Handover or next stage

    You receive floor plans, renders and the estimate as one package. From there we move into working drawings and a fixed-price build — or you take the files with you.

What It Costs

Concept design is priced from USD 12 per m² of planned floor area, with a minimum package from USD 2,500 for compact villas — indicative, confirmed after brief. That covers the brief and site study, moodboard, floor plan options, up to six photoreal renders, three revision rounds and the build-cost estimate. Larger programmes — multi-pavilion compounds, split-level cliff plots — are quoted individually after the brief call.

Concept design is stage one of our architectural design and planning service. From an approved concept we produce working drawings and a BoQ, which turn the design into a fixed-price turnkey build. If interiors matter to your budget — and on rental villas they always do — villa interior design can start in parallel, so furniture layouts inform socket and lighting positions. Ordered standalone, the package still hands you tender-ready material for any builder you choose.

How many revision rounds are included?
Three across the package: one at layout stage, two on the 3D renders. Because the layout is locked before modelling starts, that is enough for almost every project. Additional rounds are quoted per round, in writing, before we start them — no silent extras on the invoice.
How long does villa concept design take?
Three to five weeks from completed brief to final package. Layouts take the first fortnight, modelling and rendering the rest. The biggest variable is decision speed: clients who respond to layout options within a couple of days stay at the three-week end.
Can I take the concept to another builder?
Yes. The files are yours — plans, renders and the estimate — and the package is deliberately tender-ready. Most owners continue into working drawings and construction with us because the concept is already priced against real build rates, but nothing locks you in.
What should I prepare before we begin?
The completed brief, your land certificate or plot details, a handful of reference images you like, and an honest budget range. If you already hold a soil test or site survey we fold it in; if not, the concept stage does not require one yet.
Will the built villa match the renders?
The renders are produced from the same floor plan and material selections that feed the working drawings, so layout, proportions and finishes carry through to site. Small adjustments appear where engineering demands them — and they are flagged at the working drawings stage, not discovered during construction.
