The SLF is Indonesia's certificate of functional worthiness: official confirmation, issued through the SIMBG system, that the villa standing on the plot matches the drawings approved in its PBG and is safe to use — structurally sound, electrically safe, properly supplied with clean water and properly draining the dirty kind. For owners the practical point is blunt. Without a valid SLF a villa cannot legally be occupied, and every legal route to renting it out — including the pondok wisata licence most short-term rentals rely on — assumes the certificate exists. New builds should collect it at handover; older villas can obtain it retroactively after an assessment. We handle both.

We compare the finished villa against its approved drawings and flag every deviation — a moved wall, an added bale, an enlarged pool — then sort them into what needs documenting and what needs amending before any inspector arrives.
MEP & Safety Verification
Electrical panels, grounding and lightning protection, clean-water supply, septic and drainage, fire extinguishers and escape routes — tested and documented to the standard the technical assessor will apply.
Assessment & Lodgement
A licensed technical assessor inspects the villa; we prepare the building and the paperwork, accompany the visit, answer the findings and lodge the complete file through SIMBG.
Renewal Management
For villas operated as rentals the certificate must be renewed every five years with a fresh assessment. We diarise it, re-inspect in advance and renew before expiry, so the villa never trades on a dead certificate.

What It Costs
For a new villa we have just built, the SLF is part of the turnkey handover and priced inside the contract. As a standalone service — typically for villas bought, inherited or built without one — expect USD 700–1,800 for the audit, assessment and lodgement depending on villa size, plus the cost of any remedial works, which we quote as a fixed figure after the walk-through.
