When a contractor prices a villa from concept sketches, the number is a guess dressed up as a quote — and every gap in the drawings resurfaces mid-build as a variation order, priced at the moment you have no leverage left. We produce the full technical package: construction-scale architectural drawings, structural engineering, mechanical-electrical-plumbing layouts, material specifications, and a Bill of Quantities that prices all of it line by line. Architectural Working Set

Construction-scale plans, sections, elevations, door and window schedules, finish schedules and detail drawings. These are the sheets a site foreman builds from — dimensions a crew can set out with a tape, not presentation drawings with the hard questions left open.

Structural & MEP Engineering

Foundations sized to your soil report; columns, beams and roof structure calculated for Bali's seismic zone. Electrical, water, drainage and cooling routed sheet by sheet and coordinated against the structure, so services never collide on site.

Material Specifications

Every finish and fitting named by product, grade and supplier. "Bathroom tile" becomes a specific tile at a specific price — which is exactly what stops quality from quietly sliding downward once construction is underway.

Bill of Quantities

Every work item measured from the drawings and priced at current rates: concrete by the cube, tile by the square metre, sockets by the piece. The BoQ is what turns a builder's estimate into a fixed-price contract you can enforce.

    We review the concept — ours or another designer's — and flag anything unbuildable, non-compliant or clearly over budget before detailing begins. Fixing it here costs a drawing; fixing it later costs a wall.

  2. Architectural detailing

    The concept becomes a construction-scale drawing set: setting-out dimensions, sections, junction details, schedules. Hundreds of small decisions get made on paper here instead of improvised on site.

  3. Engineering & MEP

    Structure is calculated from the soil investigation; electrical, plumbing, drainage and AC are routed in the same coordinated model, so the sheets agree with each other before anyone digs.

  4. Specification & BoQ

    Materials are locked into written specifications, quantities are measured off the finished drawings, and every line is priced at current Bali rates into a single itemised bill.

  5. Contract-ready handover

    You receive drawings, specifications and BoQ as one package — ready to sign into a fixed-price build with us, or to send to three contractors and compare bids item by item.

What It Costs

Working drawings and a BoQ are quoted per project, driven by floor area and structural complexity — as a guide, most single villas land at 2–4% of expected construction cost, confirmed after the concept audit. A split-level villa on a slope sits at the top of that range; a compact single-storey build at the bottom. It is the best-leveraged money in the project: on a USD 150,000 villa, the package typically costs less than a single mid-build variation order. Why estimates drift without a BoQ: an unmeasured quote leaves every quantity open to interpretation. The contractor assumes the cheapest reading, the owner assumes the best one, and the difference gets billed as "additional work" from month three onward. A measured, priced BoQ closes that gap before it opens — which is why it is the backbone of villa construction contracts in Bali that actually hold.

Every work item in the build, measured from the drawings: earthworks, concrete, masonry, roofing, waterproofing, finishes, electrical and plumbing counts, the pool. Each line carries a quantity, unit rate and total, tied to the written material specification — so bids and invoices can be checked line by line.
Are these the drawings used for the PBG permit?
The working set contains the technical drawings a PBG application is built on. If we handle your permits, the same package flows straight into the application; if another party files it, we hand over the sheets in the format their consultant needs.
How long do working drawings and a BoQ take?
Four to eight weeks depending on villa size and structural complexity, with the soil report on the critical path early. Run in sequence after a three-to-five-week concept stage, you are contract-ready roughly three months after the first brief.
