Since 2021 Indonesia now approves buildings through the PBG (Persetujuan Bangunan Gedung), which superseded the IMB regime — the building approval every legal villa must obtain before construction. Once built, the villa also needs an SLF (Sertifikat Laik Fungsi), the certificate of function, before it can be legally occupied or rented. PBG versus the old IMB — what actually changed?
IMB is the pre-2021 permit regime; PBG is what Indonesia issues now. Any newly built villa is approved under PBG rules, even though many locals still say 'IMB' out of habit when they mean the building approval.
Do I really need an SLF?
To legally occupy or rent the villa, yes. The SLF certifies the finished building is fit for function. Renting without one risks fines and problems with guests, platforms and insurance.
How long does the PBG take?
